Owner’s Rights: Guest agrees that if the conditions and limitations set forth herein are not met or are violated, Owners shall have the right to cancel this agreement and may enter the unit to inspect the unit at any time.

Amenities: The unit contains a propane heater with fan, generator, three burner stove, 120V power electricity, carbon monoxide detector, and fire/smoke detector. The bathroom has carry out buckets. There is no running water. Bring your own bedding, towels, utensils, food, and drink.

Care of Premises: Guest agrees:

1. No pets, smoking, or alcohol allowed

2. To keep the leased premises in as good condition and repair as they were at the time Guest took possession with due allowance for reasonable wear and tear.

3. To keep the leased premises in a clean and sanitary condition.

4. Not to commit any nuisance or waste on the leased premises, overload the premises, or waste any of the utilities furnished by Owner.

5. To abide by such rules and regulations as may be reasonably promulgated by Owner.

6.Not to erect signs on the leased premises.

7. To leave said premises reasonably clean and free of all debris upon termination of Lease (broom clean).

Use of Premises: Guest agrees not to commit or permit any act to be performed on the premises or any omission to occur which will be in violation of any statute, regulation or ordinance of any governmental body with jurisdiction or which will increase the insurance rates on the building or which will be violation of any insurance policy carried on the premises by Owner. The Guest shall not do or permit to be done in or about the leased premises anything which will be dangerous to life or limb. This shall include but not be limited to the storage or use of explosives or highly inflammable materials or goods which is strictly forbidden on the premises. Owner is not responsible for any losses to Guest’s personal property. Owner reserves the right to immediately evict Guest and remaining rate and security deposit shall be forfeited if conditions of this rental agreement are Page 2 of 2 violated. Guest agrees to pay Owner for any damages to the unit that occur as a result of Guest’s occupancy of the unit. This will include payment of any additional cleaning charges over and above the housekeeping fee. Guest shall abide by all posted house rules and regulations.

Assignability: This Agreement cannot be assigned without the written approval of Owner.

Alterations and Improvements: No alterations or improvements to the premises are to be made.

Non-Liability of Owner: Owner shall not be liable for any personal injuries, deaths, or property damage of any sort form or any cause whatsoever. Even if caused by the negligence or intentional misconduct of the Owner, its agents, or employees. Without limiting the generality of the foregoing, Owner shall not be liable for failure to furnish electricity by reason of breakdowns, the necessity for repairs or improvements to such services as fire, explosion, strikes, personal injuries, or any damage from any cause about the premises or escape of gas, water, steam, electricity, or other agency, or due to fire, explosion or action of the elements.

Indemnity: Guest shall indemnify Owner against all loss or liability arising out of the occupancy or use by Guest of the premises.

Refunds: Guests must cancel at least 30 days prior to check-in to receive a full refund. Refunds within the 30 day period will be at the discretion of the Owner. Owner has the right to cancel the reservation due to weather conditions. In such cases, a full refund will be granted to Guest.
